The Rise of E-Bike Fires - What UK Landlords and Businesses Need to Know

The UK is seeing a sharp rise in e-bike and e-scooter fires.

As these devices grow in popularity, the number of battery-related incidents has more than doubled in recent years - with London Fire Brigade reporting over 200 cases in 2024 alone.

The cause? Faulty or overcharged lithium-ion batteries, poor ventilation, and unsafe charging setups.

While most e-bike owners are aware of the convenience they offer, few understand the potential fire risk. For landlords and business owners, the danger is even greater - especially in shared buildings, office spaces, or accommodation blocks.

Why e-bike fires are on the rise

E-bikes and e-scooters use lithium-ion batteries, the same technology found in smartphones and laptops, but on a much larger scale. When damaged, poorly manufactured, or overcharged, these batteries can overheat and ignite with little warning.

The result is often an intense fire that spreads rapidly and produces toxic smoke.

Common causes include:

  • Charging with non-original or untested chargers

  • Leaving devices to charge overnight or unattended

  • Storing e-bikes in hallways, basements, or near exits

  • Purchasing second-hand or modified batteries

What the UK regulations say

Under the Regulatory Reform (Fire Safety) Order 2005, landlords and employers are legally required to carry out fire risk assessments for all non-domestic premises and communal areas. That includes ensuring that battery-powered vehicles are stored and charged safely.

The National Fire Chiefs Council (NFCC) also advises that e-bikes and e-scooters should never be charged near escape routes or combustible materials. Businesses should review their building’s fire risk assessments to reflect these newer hazards.

Fire Risk Assessment

How landlords and businesses can stay protected

Designate charging areas

Provide well-ventilated, non-combustible zones for charging e-bikes and scooters.

Install modern detection systems

Smoke and heat detectors with early-warning capabilities can make all the difference.

Review your fire safety plan

Include lithium-ion battery risks in your building’s fire strategy.

Educate staff and tenants

Awareness reduces risk. Display guidance on safe charging practices.

Regular inspections

Partner with a certified provider to maintain and test your fire alarm and suppression systems.
